The various water authorities in England and Wales provide the drainage and water reports. This report is the only water and drainage report currently allowed within a Home Information Pack (HIPs).

As with the environmental reports these are available for residential and commercial properties.

As a guide the residential report includes all the essential water and sewer information surrounding the property and the following:

• if the property is served by public sewers
• if the property is connected to mains water
• whether there are water mains located within the boundaries of the property
• which company supplies the water
• what is the basis for charging for sewerage and mains water supply

Commercial reports (land and buildings on commercial sites) aim to provide a more comprehensive service to conveyancers managing commercial property transactions and include:

• manhole cover and invert levels
• foul sewer connections status
• surface water drainage information
• building over agreements
• adoption agreements
• trade effluent consents and sewers
• water meter status
