Before you start viewings remember to keep your house tidy and free from clutter. Make sure that key areas of the house are clean such as the entrance hall, living room, kitchen and bathrooms. Remember to tidy up the garden. A quick mowing of the lawn, weeding the flowerbeds and tidying up the boarders can make the garden look presentable.
Key things to remember:
- always be courteous, friendly and patient with your prospective buyer
- always know who is coming to view your house, remember the names and greet them accordingly. Never let people in on an adhoc basis. If someone wants to view your house take their details and arrange a viewing time
- give viewers space. They don't want to feel hounded or under pressure
- do not leave a viewer alone in a room for too long - you have only just met them, put away any valuables
- the viewer will ask questions - its only natural and as they are making a big purchase they will want to put their minds at rest:
- how many other viewings have you had?
- how long has the property been on the market?
- why are you selling?
- have you had any problems whilst living in the property?
- good neighbours?
- what will be included in the sale? Carpets, curtains etc, have a list ready

- always be honest to a viewer and point out any obvious defects. This will save time in the future and the prospective viewer will appreciate your honesty
- remember that you are selling your house, so have the 'good points' of your home listed to tell your prospective buyer
- never make any promises you might not be able or willing to keep
